The Municipal Company of Land and Housing of Boadilla del Monte is accepting applications until 22 October for 108 public protection homes for sale on Avenida Víctimas del Terrorismo. Prices range from €306,506 to €415,953, plus VAT.
The Municipal Company of Land and Housing (EMSV) of Boadilla del Monte is open until 22 October for applications for one of the 108 Limited Price Public Protection Homes (VPPL) it promotes on Avenida Víctimas del Terrorismo, on municipal land. The promotion will be awarded under ownership regime and the homes must be the habitual and permanent residence of their owners.
Of the total, 100 homes correspond to the general quota, four are reserved for large families, and another four are adapted for people with disabilities. The three quotas are exclusive: each family or cohabitation unit can only participate in one. All homes include two parking spaces and a storage room.
Prices, subject to the maximums set by the Community of Madrid for this type of protection, range in the general quota between €306,506.45 and €411,688.09, plus 10% VAT. The most common type will cost €344,748.89, plus VAT. The four for large families are priced at €415,953.82, plus VAT. In the adapted quota, one home is priced at €300,480.73 and the other three at €349,491.91, amounts to which 10% VAT is added.
The final amount of each home will depend on its usable area and that of its annexes, and will be fixed when the promotion obtains provisional qualification.
To apply for a home, one must be of legal age or an emancipated minor with the capacity to contract. At least one of the applicants must reside or have resided in Boadilla del Monte for eight of the ten years prior to the application deadline. Neither the applicant nor the members of their family unit can own another home in the national territory, except for the exceptions stated in the rules, and they must be up to date with payments to the Town Hall and the EMSV.
Family income cannot exceed 7.5 times the IPREM, with coefficients according to the number of members. The indicative net limits for 2026 range from €78,750 for units of one or two members to €90,000 for those of six or more. In the large family quota, a valid certificate is essential; in the disability quota, the applicant or a family member must have a recognized degree of 33% or higher.
The homes in the general and large family quotas will be awarded by public lottery before a notary among the accepted applications. The lottery will determine the selected individuals, the order for choosing a home, and the reserve list, and the award will only be final after verifying that the requirements are met. In the adapted homes, municipal Social Services will assess the degree of disability and, if applicable, the accredited need for a barrier-free home; allocation will be by scoring and, in case of a tie, by lottery before a notary.
The application must be submitted exclusively using the official form, available at www.emsv.es and at the municipal company's offices. Documentation can be submitted at the EMSV headquarters, located at Avenida Isabel de Farnesio, 2 bis, local 21, Monday to Friday from 9:00 to 14:00 hours, or electronically via their online office. Only one application is allowed per family or cohabitation unit, and submitting more than one may result in exclusion. Being registered in the EMSV Housing Information Register does not equate to participating in this call: a specific application must be registered within the deadline.
