Velilla de San Antonio opens registration for 152 affordable public rental homes

The Los Rosales Residential Complex, located at 18 Nicosia Street, now has 152 public protection flats with rents starting from €572.96 per month. Applications are processed online only and are assigned on a first-come, first-served basis.

The application period for one of the 152 affordable rental homes at the Los Rosales Residential Complex, located at number 18 Nicosia Street in Velilla de San Antonio, is now open. The development, classified as Basic Public Protection Housing (VPPB), is complete and consists of 1, 2, and 3-bedroom flats. All units include a storage room and at least one parking space, with some offering a second space.

The lowest price corresponds to the one-bedroom flat with 36.21 square metres of usable space, with a base rent of €468.56 per month. When adding common expenses, property tax, and fees, the total cost for the tenant amounts to €572.96 monthly.

The mayor of Velilla de San Antonio, Antonia Alcázar, has stated that the transfer of the municipal plot has enabled the development of these 152 homes:

Thanks to the transfer of this municipal plot, the construction of these 152 homes sees the light of day today and opens a horizon of hope for those seeking a place to live at a price well below the strained rental market in the Community of Madrid. Furthermore, it exemplifies the firm commitment from the municipal government to promote reasonably priced housing for the residents of Velilla.

The project is part of the Vive Plan of the Community of Madrid and is fully financed by the European Next Generation Funds from the Recovery, Transformation, and Resilience Plan. The developer is the Fundació Salas, a non-profit entity.

The buildings have an energy rating of A, centralized aerothermal heating for climate control and hot water, photovoltaic solar panels, and equipped kitchens. Residents will have access to a swimming pool with a solarium, a children's area, meeting spaces, a sports court, bicycle parking, a community garden, and concierge service.

To apply for a home, several requirements must be met. The most immediate is the length of residence in the municipality: although the general rule sets it at 5 years, those who submit their application before 31 December 2026 only need to prove 3 years of registration or employment location in Velilla de San Antonio. The annual income of the household must be between 1.5 and 5.5 times the IPREM, and the rent with expenses cannot exceed 35% of the family's net annual income. Neither the applicant nor any family member can own or have the usufruct of another home in Spain, except in cases such as inheritances of less than 50% or divorce settlements without use of the family home. The property must be designated as a habitual and permanent residence.

Of the total 152 homes, 8 are reserved for individuals with certified disabilities of 33% or more who require adapted housing.

Applications are processed exclusively online through the developer's web platform. Assignments will be made in chronological order of registration among those who meet all requirements.
